Building Automation Systems (BAS)
Building automation system (BAS) refers to the network of devices and user interface that make up the computerized control system for a commercial building. It is also referred to as an Energy Management Control System (EMCS) or Direct Digital Control (DDC) system.
The main functions of the BAS are:
- Ensure building comfort by keeping temperatures within a specified range and providing lighting and ventilation when and where needed;
- Reduce energy consumption using strategies such as load shedding, heat recovery, reducing run times, use of occupancy sensors & speed drives;
- Extend equipment lifecycles and reduce maintenance costs by monitoring equipment start, stop and run times, diagnosing issues such as equipment cycling and device failures.
Installing and maintaining a modern BAS improves energy efficiency in both older and newer buildings by at least 15 to 20 percent compared to older systems that are difficult to maintain, or no automation system at all.
